BDA Set To Modify Old CDP For Bhubaneswar With 2040 In Mind

Bhubaneswar: The Bhubaneswar Development Authority (BDA) is all set to modify its comprehensive development plan (CDP) for the rapidly growing capital city with an aim to safeguard the interest of the people.

The BDA had prepared the existing CDP way back in 2010 keeping in mind the needs up to the year 2030, sources said. Restrictions had been imposed on any construction in green zone and agriculture land in the plan.

However, many people have purchased land in such areas and constructed houses without getting the plan approved by the development authority. Keeping people’s interest in view, the BDA is planning to modify different zones in the CDP map. A decision in this regard has been taken at a meeting held recently, sources said.

As Bhubaneswar city is getting expanded rapidly with the growth of vast areas on its outskirts, the BDA is gearing up to bring a new CDP-2040 to protect the interest of people.

The existing CDP map has a number of land categories such as yellow, red, green and bule zones. Though it is not possible to get building plans approved in green zone, many people have constructed houses in these areas. After examining the problems being faced by these people, BDA is now getting ready to change different zones in the CDP map.

Stating that the CDP will now be reviewed thoroughly every five years, officials said buildings constructed in different zones will be examined properly. As per the CDP-2010, there were 115 revenue villages under Bhubaneswar, Khurda and Jatni blocks.

This apart, over 8.85 lakh people are living in 186 square kms areas under Bhubaneswar Municipal Corporation (BMC). This population is projected to increase up to over 13.72 lakh by 2040. Similarly, the population in Khurda and Jatni municipality areas will also grow manifold and touch 37 lakh.

In view of the rapidly changing scenario in the capital city and surrounding areas, the BDA is giving pace to the preparation of the modified CDP with 2040 in mind.
