BDA Unveils Big Perks For Ekamra Residency Buyers, Approves 10 Town Planning Schemes In Bhubaneswar

Bhubaneswar: In a significant relief to home buyers, the Bhubaneswar Development Authority (BDA) has announced that the application fee for its flagship Ekamra Residency housing project at Subudhipur will now be adjusted directly against the final cost of the flat.

The decision was taken during BDA’s 153rd Authority Meeting, chaired by Housing and Urban Development Minister and BDA Chairman Dr. Krushna Chandra Mahapatra.

Under the approved framework, successful applicants will have their application deposit deducted from the total flat price, while unsuccessful applicants in the allotment process will receive a full refund of their initial earnest money deposit. Furthermore, successful buyers will benefit from key financial relief, including an exemption from Goods and Services Tax, a 5 per cent exemption on stamp duty, a one-year free maintenance package, and units granted on a freehold basis.

The ready-to-move-in project spans 7.36 acres in Subudhipur and features three residential towers with a combined 704 units—including 496 two-bedroom and two-bedroom-plus-study apartments currently open for allotment—equipped with modern amenities such as earthquake-resistant structures, a swimming pool, a gymnasium, a sewage treatment plant, and comprehensive security infrastructure.

The authority cleared large-scale urban expansion plans, granting administrative approval for 10 Town Planning schemes covering 1,815 acres across key locations including Gobardhanpur, Sundarpada, Suanga, and Sijua.

The schemes are:
• TP-32: Gobardhanpur, Itipur and Radhamohanpur — 226.49 acres
• TP-33: Gobardhanpur, Itipur, Nistarinipur and Radhamohanpur — 229.62 acres
• TP-34: Dadhibabanpur and Jayapur — 204.49 acres
• TP-35: Bikipur and Dihapur — 119.85 acres
• TP-36: Sundarpada — 164.70 acres
• TP-37: Bahadalpur and Ebranga — 168.88 acres
• TP-38: Hatasahi and Bahadalpur — 225.84 acres
• TP-39: Suanga, Sarakantara, Ranasinghpur and Srinibaspur — 301.73 acres
• TP-40: Suanga, Chotraypur, Damodarpur and Srinibaspur — 222.55 acres
• TP-41: Sijua — 150.75 acres

Infrastructure development also received a major push with approvals for the development of Lake Zone-I along Drain No. 10 between Bidyut Marg and Sachivalaya Marg, featuring a 12-million-litre-per-day Sewage Treatment Plant, alongside master plan clearances for Lake Zones II and III covering a 2.3-km stretch from Sachivalaya Marg to the railway crossing, and an area of around 75 acres.

The Authority also approved revised alignments and DPRs of four CDP roads under Bhubaneswar Development Plan Area.
These roads are- Sainik School Square to VSS Nagar (1.24KM), approch road to New Bhubaneswar Railway Station from Jaydev Vihar to Nandankan Road through Raghunathpur (1.02KM), Cosmopolish to Jagmara Square (2.05KM) and AIIMS Road to Bhagabanpur Model School, Bhagabanpur (2KM).

Looking ahead, BDA will partner with the Bhubaneswar Municipal Corporation and Bhubaneswar Smart City Limited to showcase the state capital’s green growth and sustainable mobility achievements at the 19th Urban Mobility India Conference and Expo 2026, scheduled to take place in the state capital from October 23 to 25.
