Bhubaneswar: The Odisha government has amended the Odisha Real Estate (Regulation and Development) Rules, 2017 to prevent real estate agencies from charging extra money from homebuyers.
The state Housing & Urban Development Department issued a gazette notification to this effect on Monday.
Under the amended rules called the Odisha Real Estate (Regulation and Development) Amendment Rules, 2022, other than the house price real estate agencies cannot collect Goods and Services Tax (GST), cess and other taxes from homebuyers.
If tax regimes change in future, additional taxes will be paid by the homebuyer/owner.
Besides, as per the amended rules, the homebuyer or allottee can use the ‘Common Areas’ along with other occupants, maintenance staff, etc. Real estate agencies cannot charge extra for fire-extinguishers installed in public areas. It should be included in the price of the house.
The seller should hand over the public space to the association formed by homebuyers, who will pay maintenance charges for it, the rules say.
