Bhubaneswar: The Bhubaneswar Development Authority (BDA) has set August 31 as the deadline for allottees to obtain a mandatory Unique Account Number (UAN) for accessing various pre-and post-allotment services.
The services include asset allotment, lease deed execution, loan NOCs, asset transfers, and converting leasehold properties to freehold.
The allottees can generate their UAN on the BDA website, www.bda.gov.in. It will serve as a unique reference for all future BDA transactions and applications.
The urban body will soon launch a UAN Facilitation Cell at its office to assist with the registration process.
BDA Advances Leasehold-to-Freehold Conversion
The BDA has also made significant strides in converting leasehold properties to freehold, registering 743 conveyance deeds out of 1,250 applications received. Of these, 843 were submitted via BDA’s online portal.
The criteria for qualify for freehold conversion are as follows:
- A constructed house on the allotted plot.
- Possession held for over five years.
- A valid lease deed executed with BDA.
The initiative covers 27 housing schemes, including Pokhariput Phases I-III, Prachi Enclave, Lumbini Vihar, Udayagiri Vihar, and Lingaraj Vihar. The conversion fee is set at 3% of the 2024 Benchmark Valuation for Gharabari Kissan land, as fixed by the state government.
Additional Requirements
Applicants with mortgaged plots need an NOC from the financial institution. An affidavit confirming no civil disputes is also mandatory. If a legal case is pending, the application will be processed only after the court delivers its final ruling.
Additionally, those encroaching on government, public sector, or BDA are ineligible for conversion unless they vacate the encroached property and submit an affidavit confirming the action.
